As your real estate agent, I will invest substantial time and effort in helping you purchase your home. Most often, we will review many properties for sale and you will find that I will represent you with the utmost integrity and professionalism throughout this period and beyond.
During our initial conversation, we will discuss your requirements and what is most important in your new home (must have, want to have, wish list). We will discuss the type of neighborhood you are seeking and how broad or narrow your city/neighborhood focus will be in pursuit of your new home. We will discuss your financial range and should you require assistance, I can provide you guidance in finding a financial partner (bank or mortgage broker) and in sorting through the various financing options.
A large part of my work is performed “behind the scenes”. I actively tour properties at least 3 days a week and will provide property reviews on new homes on the market. I preview and tour different types of homes in all the neighborhoods so that I am up to date and well versed on the inventory and can help my clients quickly assess the value and desirability (or not) of a particular property. There are many properties that look good on-line – one of my roles is to preview these for you and be your “feet on the street” to provide information and feedback on the property that can only be gleaned on site (floorplan flow, traffic/road noise, power tower, natural light, views, etc.).
Once we’ve identified a property of interest, it’s important for me to have seen those other comparable homes to assist you in determining market price and value so you are comfortable and confident in making a strong offer should you decide to pursue the property. Upon presenting your offer, I will “tell your story” and articulate to the listing agent why you are the best choice to be the next owner of their seller’s property. Not all sellers care about this, but many do, and your story (and my advocacy) can be a real difference maker in a competitive multiple offer scenario.
Depending on your specific requirements, it can take weeks, months, or years to find the appropriate property. After spending a lot of time looking at numerous properties for sale, we will make sure that you find a property that appeals to you. I will guide you through all of the different aspects of the purchase, from the protective contingencies, customary practice, local regulations, the inspections, title and home insurance, etc., so that you can make an informed decision about your particular real estate investment.
