Selling your home isn’t rocket science; however, it does require planning and coordination of many moving parts.  In many cases, your home represents your largest financial asset so it’s important to work with someone you trust and respect, a real estate agent who knows the local markets, and one that can deliver your desired results.  My approach in selling homes is to create as much “buzz” as possible about your home with both buyers and real estate agents – get eyeballs on the property online and feet through the doors and to effectively market and manage this interest into the highest and best offer for your home.  See below for more detail on my approach....Give me a call - Let's work together!

An important step in preparing your house for sale is an initial consultation and planning meeting.  At this meeting, we will walk through your property and discuss your desired results from selling.  Based on this dialogue, we will discuss what improvements need to made and others that can be made to improve the marketability or appeal of your property.  For some clients, these meetings occur many months or even years prior to selling and involve longer term home projects that will increase the value of your home when you decide to sell.  After this initial meeting, I will return to present you a plan to meet your selling objectives that will include a calendar/overview of the preparation process, a marketing and advertising plan customized to your specific property, and a comparative market analysis (CMA) to present the current market price and pricing strategy for your home

Once a decision to sell has been made, I will advise you on how best to prepare your property for market.  When your house goes on the market, there will be many eyeballs viewing your home on the internet as well as walking through – it’s critical to present your home in the best possible light to attract and generate interest from as many of these potential buyers as possible.   Preparation may include such things as: purging your home of excess clutter, pre-sale inspections, painting, floors/carpet work, landscaping, window and house cleaning, and effective staging.  In addition, I will guide your through the collection of necessary paperwork including any permit or repairs , inspections, and required seller disclosure forms.

Once your home is ready, I will work with you to customize a property specific customized marketing plan designed to generate the greatest amount of interest in your home.  This will include an internet and print advertising program, a property specific web site, professional photography, postcard mailers, and hosting of Open Houses and Broker (agent) tours.  The marketing plan will be designed to create a “buzz” about your home and then convert that interest into offers.  Your home will be added to my website and PacUnion.com and I will network with other agents while out on house tours to raise awareness and interest in the week(s) leading up to being on the market.  Email blasts highlighting your home will be sent out to local agents so they can start to think of prospective buyers who might be interested.

When your home is added to the MLS (Multiple Listing Service) it is officially “on the market” and pictures and information will be viewable on all of the major real estate sites such as Zillow, Trulia, Redfin, etc. as well as PacUnion.com and my website.  Broker (Agent) open house dates will be hosted.  Ads will have been scheduled to coincide with your Sunday Open House dates and individual agent showings will be arranged.

The culmination of being on the market is when your home receives an offer, or hopefully, multiple offers.  I will assist you in reviewing and comparing these offers and negotiating the most favorable price and terms for you.  Upon ratification of a purchase agreement, escrow will be opened and the buyers will work through their inspections and contingency period and I will continue to manage this process and be in constant communication with you through the close of escrow.
